Calgary, Alberta
For the City of Calgary, we have conducted several major market studies regarding the future amount and distribution of high density multifamily residential development in the City. These projects have included:
- Forecasting potential residential growth in Downtown, including recommendations for how to increase Downtown’s share of future high density housing development.
- Estimating the share of high density residential development that can be attracted to transit station locations, with implications for the number of transit-oriented development nodes the City should be trying to implement over the next 10 to 20 years.
- Estimating the rate of growth in a central city redevelopment area in which essential major infrastructure upgrading is being funded via tax increment financing.
Residential Market Opportunities for Large Land Parcels
Mid and Southern Vancouver Island, BC
For a forestry company with large land holdings, we analyzed the market potential for different forms of residential development for large tracts of vacant land that are no longer required for harvesting and that are in or near existing urban areas. Our analysis included potential for recreation homes, estate lots, and urban residential depending on the location and characteristics of the sites.
Rental Housing Study
Vancouver, BC
We completed detailed market and financial analysis of Vancouver’s purpose-built rental housing stock, as inputs to a major rental housing strategy. Our work included analysis of the inventory in terms of risk of redevelopment based on market demand and financial performance of retaining existing units versus demolition for market condominium. Our work also included an analysis of policy and regulatory mechanisms to improve the financial performance of new rental housing relative to new condominium development, to help the City identify actions that would lead to new rental construction.
Industrial and Commercial Development Site
Kelowna, BC
We worked with a team to redevelop a 25 acre former rail yard site at the northern end of Downtown Kelowna, BC. Our role included identifying development opportunities and providing input to the conceptual development plan and zoning bylaw that governs development at the site.
Campbell Heights Industrial Analysis and Development
Surrey, BC
For the City of Surrey, we completed a comprehensive analysis of the prospects for different types of light industrial development in the Campbell Heights area of Surrey. This included a detailed assessment of the potential demand from technology companies as well as traditional industrial and commercial businesses. We then worked with staff to help develop a land use and development strategy for this 1900 acre industrial area.

Coriolis was selected by YVR to provide market and financial analysis inputs to the evaluation of development opportunities on airport lands near the Canada Line rapid transit station.

We analyzed office market conditions in Downtown Vancouver to recommend lease rate and terms for a renewal of a major sublease for office space.
Market and Financial Analysis for Heritage Building Conversion

We completed market and financial feasibility studies for the conversion of two heritage buildings owned by the Vancouver School Board.

We estimated future development potential as an input to a town centre plan for an urban node at a major highway interchange.

We forecasted future city-wide development potential for retail, office, and apartment development. We also recommended planning policy to guide future development in Downtown, regional centres, and neighbourhood centres.
