For a major provincial government agency, we analyzed and compared the long term cost of office accommodation under various alternatives including leasing space on the open market, building/owning a new building, or entering into a long-term build/leaseback arrangement with an investor.

For the Federal Government, we evaluated office space requirements in several regions and developed strategic plans for the most cost effective way to meet future requirements for office space. We have completed major office requirements studies in Vancouver, Victoria, Okanagan, Whitehorse, Yellowknife, and Saskatoon.

Disposition Alternatives

For various public and private sector land owners, we have evaluated the advantages and disadvantages of disposition of surplus property via prepaid lease, lease with annual rent payments, sale, or more complex arrangements that include income or profit participation.

Real Estate Investment Strategy
Private group of companies, BC

A group of companies with operations in marine transportation and real estate development retained Coriolis to assist in the development of a strategy for the ongoing strategic handling of the BC land holdings of its various operating companies. The work involved looking for opportunities for new acquisitions to enhance operations and new long term real estate investments.

We have a long term relationship with a pension plan that has ear-marked a portion of its assets for direct equity investment in real estate. We identify acquisition candidates, negotiate acquisitions, negotiate dispositions, and help coordinate property management for properties in the portfolio.

For a major Greater Vancouver area Credit Union, we evaluated existing branch locations in the context of anticipated trade area growth and recommended changes to the network of branch locations.

For a major Alberta financial institution, we developed a provincial branch network strategy and a more detailed plan for branch locations in key urban centres. We identified priorities for new locations and assisted in the identification of the best available properties for new branches.

Branch Network Planning for Major Service Provider
British Columbia

For a major service provider in British Columbia, we analyzed trends in
customer volume and forecasted the future requirements for facilities based on anticipated changes in the volume and type of customer services. We evaluated the entire existing provincial network and recommended a strategic approach to gradually modifying the branch network to meet future customer requirements.

Seismic Strategy for the Vancouver School Board
Vancouver, BC

Coriolis assisted the Vancouver School Board with a comprehensive assessment of older school buildings with seismic risk. Coriolis coordinated the work of structural engineers, heritage consultants, architects, and educators to develop a strategy that identified schools to be retained and upgraded and schools that should be replaced with new buildings.

School Site Redevelopment Plan
North Vancouver, BC

Coriolis was retained by the North Vancouver School District to develop a strategy for creating a new administration headquarters using the proceeds from disposition of surplus property. Coriolis completed a similar strategy for the Vancouver School Board which resulted in the redevelopment of a large property at Broadway and Granville including office, residential, retail, park, and school district offices in a mixed use project.
