We assisted Fairwinds in negotiating the content of the Nanaimo Regional District’s Growth Management Strategy and Official Community Plan, to ensure that the project’s development yield and ability to respond to market conditions were not compromised by new policies.
WestGate Development Site

We assisted the owner of a major commercial and residential development site during the City’s update of its Official Community Plan. Our Client was well along the rezoning process under existing OCP policies when the City decided to revisit some of its commercial development policies. We helped the owner provide input to the new Plan.
Land Lease and Development Agreement for Vancouver School Board

For a city block in central Vancouver, we negotiated a long term land lease and development agreement whereby a developer obtained a 99 year lease for a mixed residential and commercial project in exchange for providing an office building for the School Board’s administrative centre.
Land Lease for Seniors Housing Project

We negotiated the business terms for a long term land lease of a municipally-owned site for the development of a seniors housing project.
Redevelopment Agreement

Versatile Pacific Shipyards Development Conceptual Plan
North Vancouver, BC
For the land owner, the City of North Vancouver and the Vancouver Port Corporation, we completed a comprehensive redevelopment plan for a 12 acre waterfront site that was the former Versatile Pacific Shipyard in North Vancouver. The plan will lead to the redevelopment of the site with over 1.1 million sqft. of residential, commercial, hotel, and community space as well as public space, heritage preservation, and waterfront access. Our work included community and land use planning, facilitating public information meetings, meeting with City Council and Staff, providing input to the conceptual plan for the site, and identifying market opportunities. The detailed design was completed by Hotson Bakker Architects (now Dialog). After completion of this stage of the project, Coriolis was retained to manage the process of securing an Official Community Plan amendment and rezoning.
Recreational and Cultural Complex Master Plan
North Vancouver, BC
Coriolis was retained by the City of North Vancouver to develop a long range master plan for the Harry Jerome recreational and cultural complex. Coriolis headed a team that included Hotson Bakker Architects (now Dialog) and Cornerstone Architects.
Westbrook LRT Station

We provided strategic real estate inputs to the creation of a concept plan for a 15 acre site at a new LRT station, including advice on land use, density, road layout, phasing, and parcel sizes.
Mixed Use Development Lonsdale Avenue
North Vancouver, BC
Coriolis was retained by the North Vancouver School District to manage conceptual planning and rezoning of a former school site on Lonsdale Avenue to include a new School District administration building and residential development opportunities that generate capital to pay for the administration facility. Coriolis previously helped the Vancouver School Board with a similar project at Broadway and Granville in Vancouver.
Shipyards Redevelopment
North Vancouver, BC
After we completed a land use study and conceptual development plan for the former Versatile Shipyards site in North Vancouver, we were retained by the land owner to manage the Official Community Plan amendment and rezoning process for the site. We achieved rezoning to allow approximately 1,000 residential units, office, hotel, and retail uses. Following rezoning, were also retained to manage the development permit applications and assist with subdivision, servicing, and amenity design approval.
